Financial Reserves Scenario Analysis

The Sunrise Canyon HOA Board of Directors has proposed a Special Assessment to address the community’s need to have the financial resources for properly maintaining the HOA common property assets. The most recent document that explains why the HOA Board has proposed this Special Assessment is the 2022 Reserve Funding Scenario Summary, which can be found on the HOA Financial Matters page of the HOA website. It lists Sunrise Canyon HOA’s 46 unique common property assets with their life expectancy and anticipated repair or replacement costs, as discussed in much greater detail in 2022 Reserve Study. Other documents related to the Special Assessment Ballot and the Special Assessment Meeting, are available on the HOA Financial Matters page. The Special Assessment/Special HOA Meeting Announcement notes the Special Meeting will be held at 4:00 p.m., on Saturday, June 11, 2022. The announcement also specifies the options and schedule for submitting a ballot if you will be unable to attend the special meeting. Please read these details so you don’t inadvertently miss the opportunity to submit a ballot. The Special Assessment Ballot is also available on that webpage. The ballot is available in .doc format, and in .pdf format for those who cannot open the .doc version.

May 2, 2022 Board Letter on Reserve Funding Strategy

On May 2, 2022 the Sunrise Canyon Board of Directors issued a letter laying out the strategy for developing adequate reserves to fund the HOA’s capital needs. It is important that all Sunrise Canyon homeowner’s read this May 2nd Reserve Funding letter as it specifies the ways in which homeowners are going to contribute money in the next 12 months to implement the strategy. The letter is available on the HOA Matters page of the Sunrise Canyon website.

Community Directory and Pickleball Interest List

On the Sunrise Canyon Community Information page of the HOA website, links to two resident lists are now available:

  1. The Sunrise Canyon Homeowners’ Directory is a password- protected document that lists the names and phone numbers of all residents of the Sunrise Canyon community. It also lists the email address for all residents who have chosen to have that information shown in the directory. This document is NOT to be shared with anyone except residents of our community. If you need the password to open the directory, ask your neighbor, or call/text Syd Berwager at 503-309-4264. And, if you spot errors in, or the need for changes to, the directory, please let Syd know.
  2. The Sunrise Canyon Pickleball Interest list is a new addition to the Community Information page. This list, which is NOT password-protected, shows the names of all residents who have informed Gloria San Angelo of their interest in pickleball and are interested in knowing who else in the community shares that interest. If you would like to be added to the list, or would be comfortable having your phone number listed, please inform Gloria at 520-891-4000.

More Pickleball Introduction/Instruction

Gloria San Angelo has arranged two more pickleball instruction sessions.

The first of the two introductory sessions will be at 10:30 a.m. this Saturday, February 12.  Maury Reed, who accompanied Maureen Bike at the first introduction session in late January, will lead this session.

The second session is scheduled for 10:30 on Saturday, March 12.  Maureen Bike will be here again for this session.

Gloria is encouraging folks to start practicing and playing on their own…between and after these introductory sessions.

Pickleball Introduction/Instruction

Gloria San Angelo has arranged for a Pickleball instructor to introduce the game to us Sunrise Canyon residents.  Maureen Bike, who lives in Fairfield, is a former tennis and women’s handball player. Maureen is now an avid Pickleball player who plays at the Tucson Racquet and Fitness Club. She loves the game and enjoys introducing it to new players.   

Instruction sessions will be held at the Sunrise Canyon tennis and pickleball court, at 10:30 a.m. on successive Saturdays: January 29th and February 5th.  We will have pickleball equipment available.  Just show up, at least once, and learn to play this popular sport.  Please be timely.

Semi-Annual Dues Payment Due by January 1, 2022

Earlier this month, Vince San Angelo, the Sunrise Canyon HOA Treasurer, sent out notices that the semi-annual dues payments are due on January 1, 2022.

To avoid paying an additional amount as a result of being delinquent, please get those payments in before the end of December.
