Pool Maintenance and HOA Fees Payment Due

HOA President Allan Wright reports that, beginning July 1st, Gila Pool Service LLC will be doing our pool maintenance. This is not a big company, but its owner has 26 years of experience. He was very prompt to come out and inspect our pool. Allan liked his suggestions. Allan also reports that he has ordered 2 new chaise lounges.

Remember, your semi-annual HOA fees payment is due by July 1, 2022. The payment due amount is $750. A reminder of when the semi-annual payments are due, the amount of the payment, and the address to which the payments should be sent can always be found on the Sunrise Canyon HOA Matters page of our website.

Sunrise Canyon Community Survey – Responses Due by June 23, 2022

Charlotte Slanaker has created a survey instrument to try to determine our residents’ budget priorities and interests in various activities. The survey was emailed to to all Sunrise Canyon owners on Wednesday, June 15, 2022. Please send your responses to Charlotte Slanaker (charslanaker@gmail.com) by Thursday, June 23, 2022.

The survey instrument is available (in both Excel and .PDF formats) on the Sunrise Canyon HOA Matters page of the Sunrise Canyon website.

Pool Area Maintenance Change

HOA President Allan Wright asked me to post that, recently, the HOA has been having problems with our pool area service provider. Our dissatisfaction with E-Konomy Pool, whom we have been using for over 20 years, has led us to the conclusion that we need to find a new company to manage the pool service. Allan believes we should have a new company by sometime in July 2022.

During the transition, the pool can be used. The spa should be reopened for use this coming Friday, June 17th.

Time Running Out on Special Assessment Ballot

The Board has proposed a Special Assessment fee to help catch up on deferred maintenance of many of the Sunrise Canyon HOA capital assets. The amount of the proposed special assessment is $2,200. There will be a Special Meeting to vote on the Special Assessment at 4:00 p.m. on Saturday, JUNE 11, 2022 in the HOA pool area.  More details on the Special Meeting, and how to submit votes, are contained in the HOA Announcement of the Special Assessment Proposal/Special Meeting on the HOA Financial Matters page of the HOA website.

If you cannot attend this Special Meeting, you can either:

(1) Have a Special Ballot delivered to the Board at the June 11th meeting by someone other than you, the owner—that is a Proxy Vote; or

(2) Vote by submitting a Special Ballot before-hand in order to have your vote count.   

The Special Ballot is available in both in Word format and .PDF format on the HOA Financial Matters page of the website. 

If you intended to mail a Special Ballot (to Sunrise Canyon HOA, 5255 N. Strada de Rubino, Tucson, AZ  85750), the envelope must have been post-marked no later than today, Friday, June 3, 2022.  So, if you haven’t mailed your Special Ballot by now and can’t attend the Special Meeting, you are stuck with voting through a Proxy Vote or by sending the Special Ballot by email.

If you intend to submit a Special Ballot by email, you must send that email to Vinson San Angelo, our Treasurer, at vsan@comcast.netEmail votes must be received by Vince no later than Thursday, June 9, 2022.   If you send a ballot by email, make sure the Special Ballot that you send to Vince can be opened by Vince and is the version that you have filled out.  All to often, people inadvertently send the form that they started out with instead of the form they filled out.  I would recommend not waiting to July 9 to email the ballot to Vince so that, if there is a glitch, you have time to correct the problem before the deadline.

Sunrise Canyon Memorial Day Tribute

Especially if you don’t happen to be in Tucson at this time, I thought you would appreciate seeing the wonderful Memorial Day tribute made by Sunrise Canyon to our fallen service men and women. I believe Mark Happ deserves a lot of the credit for creating this display.

Financial Reserves Scenario Analysis

The Sunrise Canyon HOA Board of Directors has proposed a Special Assessment to address the community’s need to have the financial resources for properly maintaining the HOA common property assets. The most recent document that explains why the HOA Board has proposed this Special Assessment is the 2022 Reserve Funding Scenario Summary, which can be found on the HOA Financial Matters page of the HOA website. It lists Sunrise Canyon HOA’s 46 unique common property assets with their life expectancy and anticipated repair or replacement costs, as discussed in much greater detail in 2022 Reserve Study. May 2, 2022 Board Letter on Reserve Funding Strategy

On May 2, 2022 the Sunrise Canyon Board of Directors issued a letter laying out the strategy for developing adequate reserves to fund the HOA’s capital needs. It is important that all Sunrise Canyon homeowner’s read this May 2nd Reserve Funding letter as it specifies the ways in which homeowners are going to contribute money in the next 12 months to implement the strategy. The letter is available on the HOA Matters page of the Sunrise Canyon website.
